Construction Management (CM)
Construction management is a professional service that provides owner’s with effective management of the project's schedule, cost, quality, safety, scope, and execution. The CM is contractually obligated to perform a specific scope. The CM is paid a fee based on the overall cost of construction.
Construction Management Agent (CMa)
The CM Agent (CMa), works directly for the owner in much the same way as the Architect would, providing consultation and management services for a fee. The owner contracts directly with the subcontractors and vendors to complete the work. The CMa manages the subcontractors on the owner's behalf, however, there is no contractual relationship between the subcontractors and the CMa. Because the contractors are direct vendors to the client, there is no additional markup.
